WHEATFIELDS PROVES POPULAR AS PHASE ONE SERVICES NEAR COMPLETION

Wheatfields Estate, a residential security development in the Groot Phesantekraal precinct, was originally part of the Groot Phesantekraal farm in Durbanville. "The response and interest has been overwhelming since our launch in October 2021", says Rowan Alexander, Director at Alexander Swart Property Group.  The first phase sold out very quickly, in response to which a portion of phase two; five double storey homes, was fast tracked in December 2021. These were followed by nine more properties, bringing the total launched to date to twenty-nine. 

Phase one services infrastructure will be coming to completion in the next four to six weeks, after which civil contractors will be handing the site back to the developers. All homes offer three bedrooms, two bathrooms, double garages, an open plan kitchen and living space, leading onto an undercover patio with built-in braai.

Double storey homes feature a guest toilet downstairs and sizes range from 163m² to 186m², priced between R2,65mil and R2,89mil. According to Alexander this particular product is popular with investors who want to maximise capital growth by purchasing in the early stages of the development, whilst earning good rental income. It is also attractive to those who want to enter the Durbanville property market and own a home in the area which is recognised as the crown jewel of the Northern Suburbs.

Single storey home plots sizes range between 300m² and 400m². This product is proving popular for owner occupancy with sizes ranging between 189m² and 206m², priced between R3,34mil and R3,99mil.

All homes are built with quality materials and finishes include highly fashionable engineered stone countertops, solar PV geysers and will be fibre ready. To add to the premium feeling of these homes, frameless shower doors, Hansgrohe taps, Geberit toilet systems and stainless steel braais are standard items throughout. Further, all single storey homes feature 2.4m high windows and doors amplifying space and openness.

Suburban countryside living is a theme which the developers have drawn inspiration from and can be seen in the unique 900mm "werfmuur" (yard wall) which encloses the front of each property, much like the farm houses of old. Enhancing this style, are the thoroughly landscaped pocket park, designed to become an extension of living spaces,whilst bringing tranquillity to the estate. Connecting the pocket parks are demarcated pedestrian and cycling lanes providing areas where residents can exercise and break-away within the estate. Furthermore, Wheatfields borders onto a nature reserve which will never be developed.
