Stonewood Village Homes Sell Fast Even Before Completion of Showhouses.

It may surprise those not familiar with current conditions in the residential property sector, that the standard of current new homes has probably never been higher than it is now, says Rowan Alexander, Director of Alexander Swart Property.

Now that new development boom times are behind us, developers who did not compromise on quality or service levels throughout the busy period have survived and are producing apartments and homes of really good quality. They tend to employ well-trained, experienced teams with high standards of workmanship and a wealth of experience to draw on.  As they are no longer under the intense pressure they were formerly they can now pay even more attention to small design details and features. Long standing relationships with reputable subcontractors and suppliers (from whom they get exceptionally good prices in the present market), the valuable lesson learnt that it pays to select quality materials and fittings plus inclusion of "extras" such as good landscaping and attractive communal facilities in their projects, pays off in the end.

These comments are particularly applicable to the developers, Trinity and their contractors, Brick 'n Board. They are handling the new Stonewood Village Homes at Stonewood Estate, corner of Pinehurst Drive and Okavango Road (near Pinehurst). In all his experience, says Alexander, no development he knows of has offered such value for money before. Prices range from R 1 820 000 to R2 100 000; the majority of homes selling below R2million.

The development will have 106 homes, all freestanding, single-storey dwellings on a single level. All will have three bedrooms, two bathrooms AND a double garage with fully automated doors. Furthermore, all the homes will be in a security estate with electrified boundary fencing AND 24- hour manned security AND biometric fingerprint recognition access.

A fairly large proportion of the site has been left for public open spaces, already planted and landscaped and a large vlei which will be full all year round, fed from a borehole and stormwater runnels. Water plants and reeds will create a  pleasant spot to relax and have picnics. Walking and cycle trails throughout the property will enable children to play in secure conditions even when not watched  by their parents.

Brick 'n Board are busy putting the finishing touches to two showhouses, one of 140m2 and one of 158m2 on plots of 300m2. These, with finishes and features such as ceramic floor tiles, granite counter-tops and indoor or outdoor braai facilities, will  have higher ceilings than usual:  2,7 and 3m above the floor levels.  Brick 'n Board will be starting on the construction of the first 20 homes in the next three weeks.

This project, says Alexander, has bucked the usual trend by selling fast BEFORE the showhouses were built. Phase One (25 homes) is already completely sold out and a further five homes in the follow-up phase have now been signed for. The completion of the showhouses will almost certainly speed up the rate of sale.

"What the fast sales show is that Trinity, with their usual insight into market conditions, have come up with a development that EXACTLY suits today's salary-earning, cash-strapped buyer," says Alexander. "I can think of no other current or recent development that compares with the value of what is being offered here. Those looking for a really sound investment should visit the showhouses, approached via Okavango Road, from this week onwards and check out what is being offered."
