Services contract nears completion at fountain views

The civil engineering/service installations at Brick 'n  Board's R80 million Fountain Views sectional title development at Brackenfell South will be completed by the end of March.  This, says Rowan Alexander, Director of Alexander Swart Property, the company marketing the development, means that all the below-ground plumbing, sewerage, storm water and electrical reticulation will be in place on schedule.  Brick 'n Board will start work on the superstructure on 01 April and expect to hand over the majority of the apartments by the end of the year.  "As is always the case," says Alexander, "buyers here are pleased to see that good progress is being made on site."

All the 61 apartments in Fountain Views  have been designed to have two bedrooms and a balcony and to face north, east or west. They  will, therefore, have ample natural interior light and warmth and will  be protected from the Summer winds. Two-thirds of the apartments will have garages and these will have 76M2 of floor area altogether, the others having 60M2. Apartments without garages will have two parking bays each .Furthermore, apartments on the ground floor will have their own private gardens.

Alexander Swart now have only nine apartments still to sell (only one on the ground floor).  Prices range from R1,358,000 to R1,409,190.  No transfer costs are payable by the buyers, a saving on average of +\-R50 000.  Alexander says that all South Africa's major banks are supporting the development, and are willing to give bonds to those with clean credit records.

"It's already very evident," says Alexander, "that on completion average monthly rentals of R9000 will be achievable by those buying to let.  This has regularly  been the case on the projects we have marketed in Brackenfell in recent years, and this particular development is no exception: it is ideally designed and priced for today's middle income buyer."  For the record, Brick 'n Board have been operating since 1998, and  have delivered over 500 homes in Brackenfell alone.
