One of Constantia's best mountainside properties comes up for sale - and is likely to benefit from the slowly reviving market, says agent.

Living up to a prediction that Rowan Alexander, Director of Alexander Swart Property, made two years ago (when the company went independent of its national franchisee) that the more adventurous Alexander Swart agents, now no longer confined to one territory, would begin to look further afield for sale mandates, Marié Grant of Alexander Swart's Durbanville office, has added a R12,5 million Constantia home to her portfolio.

Grant commented that in the last 18 to 24 months upmarket Constantia homes have lost 10 to 15% of their value, but most estate agents feel that this top bracket market is now on a recovery path, that prices are have bottomed out and that with values well down, this is a good time to buy. "This means", she said, "that in addition to the pleasure and kudos that the buyer will get from owning this "billionaire" home, he can also look forward to slow but consistent capital gains on his investment before the end of this year."
