Kleinmond has all the sophistication of big city properties

R5 million home for sale at Kleinmond has all the sophistication of big city properties, but, being in Kleinmond, enables its occupants to enjoy small dorp living

For many Capetonians and others the more popular South Coast retirement and holiday towns are these days not really true getaway destinations. As they see it, a coastal retreat should be just that, a place to which they can retreat to find peace, a quiet friendly atmosphere and a chance to enjoy nature by walking, cycling, bating or fishing.  At the same time they want to be able to entertain in their own way and are not prepared to settle for anything but a modern, well-designed home.

“Kleinmond,” says Alexander Swart Property estate agent Stefan Engelke, “is just such a precinct- and it can offer anything from simple homes  priced close to R1 million to R8 million palaces.”

Kleinmond, he says, ticks all the boxes for those wanting a quiet and authentic dorp atmosphere. Its closeness to the sea and to the Kogelberg mountain range gives it an Overberg ambience but it is nevertheless only one hour’s drive from Cape Town and has every service, from shops to garages. it is also a great place from which to fish and watch whales.
Stefan Engelke of Alexander Swart Property is currently the agent on a sole mandate basis for a two storey Kleinmond home which has no less than four large reception areas and four bedrooms, all en suite.

“Despite its size and impressive design, the home, built only 5 years ago,” says Engelke, “fits naturally into Kleinmond even though it is far bigger and more modern than most of the old Kleinmond homes, many of which date back to the 1940s and 1950s.  The north-facing design and the extensive use of wall to ceiling glazing, both internally and on the façade, ensure that  the interiors are bathed in sunlight year-round.  The home’s finishes and fittings, such as granite countertops, solid wood flooring, roller shutter fabric blinds, self-closing cupboards, down lighting and frameless stacker doors are all state-of-the-art.The spacious living/communal areas, the upper one  linked to a balcony, have excellent facilities for entertaining, including such as a pizza oven and a  Chad-O-Shed gas braai.”
With one bedroom on the upper floor and three on the ground floor and kitchens on both floors, the home, says Engelke, is well suited to family dual-living or possibly to an arrangement with the owner living from time-to-time on the upper floor and renting the lower floor profitably during holiday periods.
Attached to the house are two garages and a domestic’s suite with its own bathroom.

Views from the home take in the mountains, the sea and the local golf course and the shops and bistros of the village are almost all within walking distance.
The list price of the home is R4,995,000.  Engelke says that is roughly half of what a building of similar size and quality would sell for if it was in Hermanus, Onrus or Vermont.

“I cannot recommend this home too highly,” he says, “and I urge those looking for a top range country getaway and a really sound investment to visit it with me. “
