Joostenberg Vlakte equestrian smallholding comes on the market – at R 5 499 000

Two trends have characterised the Cape Town residential property in recent years  the first has been the migration to the CBD and its peripheral areas, the object in most cases being to avoid excessive time previously spent on commuting.  The second trend has been to opt for a rural outdoor lifestyle in the outlying precincts of Greater Cape Town.

“Obviously the latter choice is open only to a relatively small number of people, in most cases those who work from home or are commuting during the week to other cities, but it is also suited for those who can in one way or another make a living on the property,” says Rowan Alexander, Director of Alexander Swart Property.

“Among those who move away from the city, Joostenberg Vlakte is proving a good place to be – and with nearby Kraaifontein now almost fully developed and unable to provide new sites, its time has come.”

Joostenberg Vlakte, says Alexander, is suited to almost any person with a flexible work regime because it is, in fact, only 34 km from Cape Town, 27 km from Paarl, 13 km from Bellville, 21 km from Stellenbosch and 10 km from Durbanville, which is increasingly seeing new  businesses start up here.
“If you are looking to live and work in Greater Cape Town it would be difficult to find a more central suburb,” says Alexander.

A recent Lightstone analysis of the area reveals that the average size of properties at Joostenberg Vlakte is around 5 000 m2.  This, says Wian Ingram, the Alexander Swart agent handling property in this area, is because all the properties here are smallholdings those who live here tend to be equestrian enthusiasts with stables, paddocks, stud and training facilities on their smallholdings.  Outrides for horse riders in the area are beautiful and unspoilt and the close proximity to the Durbanville racetrack, which hosts racing and show jumping events, is seen by the equestrian community as a big advantage.

Also much in evidence at Joostenberg Vlakte are plant cultivators, notably the Cape Garden Centre, the biggest nursery in the Northern Suburbs.
A home that is in every way typical of the best that Joostenberg Vlakte can offer has now come onto the market through Alexander Swart Property, with Wian Ingram as the agent.  The main house is a flat roofed, ranch style, spread-out complex and the smallholding  covers 8 269 m2 (almost 1 ha).  Like many homes in this area the property also has a separate self-contained flat.

The main house has four bedrooms and three bathrooms, a large TV cum braai room with a built-in bar and a fireplace.  There is also a spacious open plan reception area, a living and dining room, again with a fireplace, and a modern kitchen with its own scullery and pantry.  There is, too, an outside lapa entertainment area and a Jacuzzi.

The flat has two bedrooms or one bedroom with the second bedroom being used as a lounge, a kitchen and a bathroom.
It is, however, the property’s equestrian facilities that really set it apart from the majority of homes in the area.  There are ten loosebox stables, a feed storage area, a grooms’ kitchen and other facilities.  During the day the horses have the use of three large paddocks and a small pond.  The grass paddocks have a built-in drainage system that enables them to be used for the training of  horses year round as they cannot become waterlogged.  The property also has its own borehole which keeps two large water tanks full all the time.

The price for this exceptional property is R 5 499 000.
