GOOD SALES IN PHASE 1 AT STONEWOOD VILLAGE: PHASE ONE NOW ALMOST SOLD OUT

Those who decry the state of the Western Cape residential property market completely overlook the fact the certain sections remain as buoyant as ever and remarkably fast sales are still being achieved here, says Rowan Alexander, Director of the Cape Town estate agency, Alexander Swart Property. This, he says, has been proved yet again by the recent launch of 106 homes in the Stonewood Security estate. The new project, Stonewood Village Homes, has been developed by Trinity with Brick 'n board as the contractors and Alexander Swart as the marketing/selling agents. It is "very conveniently" sited on the corner of Okavango Road and Pinehurst Drive, one of the up and coming residential nodes in Cape Town's Northern Suburbs.

In the first week, Alexander Swart sold 10 homes and are now rapidly approaching a complete sell-out on Phase One which comprises 25 homes. Alexander Swart anticipate launching Phase 2 before the end of this year --and early next year the building contractors will move on site. The services contractors are now all but complete on their work.

"There is one main reason for these satisfactory sales," says Rowan Alexander, Director of Alexander Swart Property, "and that is that the developers are offering quite exceptional value here. The prices are pitched between R1 810 000 and R2 110 000 -with the majority below R2 million, which is exactly the right price range for today's market. For these prices the buyer gets a three bedroom, two-bathroom home, spacious open plan living and dining spaces, a kitchen and scullery AND a double garage with remote control doors. The project has an attractive village ambience and decidedly modern interiors with shadow line ceilings and modern, tiled flooring in the living areas. All homes have been built with clay brick, which is then plastered and painted in neutral colours. The roofs are pitched, have straight line gables and are tiled in charcoal colour, enhancing the village look. Doors and windows are all aluminium framed. Floor areas vary from 130 to 158m2 and all front doors have an integrated post box in the centre-an attractive feature. As always with these developers, only quality finishes fittings and hardware are specified e.g. Hans Grohe taps and granite countertops -- and the geysers are solar powered. Clients are able to choose their cupboards and flooring from a fairly wide range made available by the developers.

"The Cape residential market has not for a very long time seen three-bedroom single level homes at these prices and buyers, who these days are very "savvy", realize that this is an opportunity to get a really good deal."

Buyers, adds Alexander, are also impressed by the fact that the developers have moved fast on the services installation (electricity, water, sewerage, drainage and road works) and are well advanced with the boundary walls, paths and extensive landscaping. The property includes a small, well cared-for vlei with luxuriant plant growth on all the banks.

Alexander Swart are ready and willing to take those interested to the development any day of the week by appointment but they have agents on site from 9am to 1pm on Saturdays and 2pm to 5pm on Sundays.
