FOUNTAIN VIEWS DEVELOPMENT SOLD OUT: HANDING OVER TO BUYERS ON SCHEDULE

Brick' n Board's new Fountain Views security estate at Brackenfell South is now sold out. Handover of the 61 apartments will take place on schedule - late March\early April. Rowan Alexander, Director of Alexander Swart Property which handled the marketing and sales of the development, said recently that Brick 'n Board, who have built over 1000 homes in Cape Town, have lived up to their reputation for delivering a quality product at prices that the man in the street can afford. He has no doubt these properties will appreciate in value well ahead of the average rate for the Cape Town northern suburb, already proven to be a more stable market than most.

Fountain Views launched apartments priced as low as R1 125 000 but towards the end of the sale period, buyers were paying up to R1 434 000 for the most expensive homes. The 61 apartments are in six two- and three storey walk up blocks, all north east or west facing, offer two bedrooms and all have 60 m2 floor space. Attractive 600mm2 ceramic tiling is standard throughout the communal areas and horizontally panelled doors are another appealing feature. Four-plate stoves in the kitchens are also standard.  All have full bathrooms with both a bath and spacious glass-enclosed shower. All facades have been given a trendy light grey stippled plaster treatment.

One factor that makes this project unique, says Alexander, is that two-thirds of the apartments have garages (all with automated doors) which is currently unusual in such a competitively priced development. All second and third storey apartments have balconies (with good views) and the ground floor apartments have small private gardens; a feature not commonly encountered in typical sectional title developments.

Other factors setting Fountain Views apart is the relatively small cosy size of the development - 61 units is well below average for a sectional title project today - plus the fact that it is sited in an already established area with most amenities nearby. Alexander says there will be no need to go far afield for retail centres and schools.

As expected, Fountain Views has proved attractive to buy-to-let investors. Tenants looking for apartments in the R8000 per month bracket should consult Janine Swart (082 873 2183) or Annamarie Smalberger  (084 941 1879) at Alexander Swart.  Their rental division currently have 15 units available at Fountain Views for letting on behalf of investor owners.
