Fast Sales - Many for cash - at Durbanville confirm the area's growing popularity.
The almost instantaneous success of Alexander Swart Property’s new Durbanville office bears witness not only to the ability of their team at work there but also to the ‘undeniable fact’ that Durbanville today is enjoying a popularity that makes it one of the most sought after suburbs in Greater Cape Town, says Rowan Alexander, Director of Alexander Swart Property.
“Since opening the doors of our new Durbanville office on 23rd May we have listed 24 properties and sold ten. For a brand new operation this is an almost incredible start, way beyond our expectations,” said Alexander.
What is particularly interesting about the Durbanville operation, said Alexander, is that of the last seven sales only one was done by means of a 100% bond – and the purchaser had to move fast to get his bond approved because the seller, through Alexander Swart, received a cash offer at a slightly lower level soon after the bond-related offer was made. As is his right, the seller used the 72 hour clause to pressurize the buyer into action – and to pay the full asking price.
All the other sales, said Alexander, were made either via cash offers or with large deposits. Even the most expensive sale, at R6,7 million, was made in response to a cash offer. These figures, he said, indicate yet again that Durbanville is now increasingly attracting the more affluent, often upwardly mobile, buyers looking to upgrade.
Another interesting aspect of the six cash or big deposit sales, said Alexander, is that the purchasers had in every case sold their existing homes before making offers on their new homes.
“As we have often said before,” said Alexander, “this is the right way to go about the sale- to- buy- elsewhere operation, whether you are upgrading or downgrading. The buyer who has cash is in a strong position, one from which the doubts and unknown factors in his and the seller’s mind are eliminated. The cash buyer knows exactly where he stands as regards what he can afford.”
Asked what it is that makes Durbanville popular with buyers today, Alexander said that despite its prosperity, fast growth and increasing sophistication (the area now has no less than 77 registered restaurants), the central retail and office district still has a charming village atmosphere which people find hard to resist.
In addition, he said, the easy accessibility to 12 large nearby wine estates, all with restaurants and many with MTB and walking trails, enables Durbanville people to enjoy very healthy outdoor lifestyles. A high percentage of middle aged and old people here are involved in one way or another in physical exercise.
“Another factor in Durbanville’s favour,” said Alexander, “is that, according to the analysts Lightstone, of all the Greater Cape Town outlying suburbs Durbanville offers the quickest access to Cape Town – it is also well placed for its residents to get to the Blaauwberg beaches (20 minutes’ drive away) and to Century City (and Canal Walk), Bellville, Stellenbosch and Paarl.”
