Alexander Swart Property,s new Durbanville branch already expanding

Alexander Swart Property’s first satellite office, established in Durbanville on the 28th May 2017, is already expanding – and the agency is renting new office space so as to be able to accommodate additional staff. The existing team consists of nine staff (under the leadership of Andre Swart and Rowan Alexander, Directors of the company) but by the end of 2018 they expect to have ± 15 altogether.
Since the new office opened its doors halfway through 2017 they have listed more than R127 million worth of property for sale and towards the middle of December they had already sold 53% of it.
“There can be very few property agencies in the Western Cape which have found their feet so fast and grown so successfully in their first few months,” says Rowan Alexander, Director of Alexander Swart. “I now feel able to predict that in 2018 we will list a further R180 million worth of property and, operating as we do only on the sole mandate system, I believe we will be able to sell virtually all of it on average within 90 days of being listed.
“Every one of the reasons why we chose Durbanville for our first new branch,” says Alexander, “has been proved correct. We were attracted initially to the area because it has so many homes (it annual residential sales are over R3 billion) and because, with few exceptions, the properties are well maintained and attractive and continue to rise in value very satisfactorily.”
Alexander adds that the Alexander Swart Property has also been very impressed by the lifestyle that Durbanville offers its residents: it is surrounded by 12 well known wine estates, all of which offer hospitality and/or recreational outdoor facilities of one kind another, Durbanville is ideal for those many upwardly mobile and often affluent people today - in all age groups - who live life fully.
Alexander says that sectional title properties in Durbanville are now priced from R1 million to R4 million and freehold homes from R1,6 million to R20 million, with units in new developments like Clara Anna Fontein and areas like Vygeboom and D'Aria selling at exceptionally high prices never seen before in this area.
“As we have said previously,” says Alexander, “Durbanville is the most prestigious of Cape Town’s Northern Suburbs and the one to which many people aspire to upscale to. Not surprisingly, it is also attracting many Gauteng buyers disillusioned with the poor service delivery and rampant crime of Johannesburg and certain of the Reef towns.”
The additional Durbanville space taken by Alexander Swart Property is a +-45 m2 extension to their existing 76 m2 in Mikahaja Court on Kerkstraat and Pampoenkuilstraat, a central high profile position in the town. The property is owned by Mikahaja Investments CC and the new lease will run for three years. Alexander Swart Property have already started on the renovation of their offices, which will result in them being given a “completely new and very refreshing look”.
They have also embarked on a recruitment campaign for new agents.
“Our company appeals to many because it has a youthful image – the average age is in fact below 30 – and because it is known for its ability to ‘grow’ agents so that they reach their full potential. Furthermore, our strong administrative system, which is characterised by having dedicated listing teams, means that the agent does not have to rely entirely on his initiative in order to have stock with which to work – and this potential recruits find very attractive.”
