Alexander Swart Property achieves first big sale in Constantia.

This success proves the value of the Alexander Swart "recipe", says Director, Rowan Alexander.

Operating for the first time in Constantia, well away from their traditional Northern Suburbs areas, Alexander Swart Property have surprised the Cape residential property world. They signed two sale agreements for a Constantia home, listed at R12,5 million, within six weeks of securing the mandate. The first agreement is dependent on certain conditions being met, but according to Rowan Alexander, there should be no difficulty in the purchaser managing this. Alexander Swart has been operating on a joint mandate on this occasion but it was their agent, Marie Grant, who achieved both sales.

Alexander said that this success indicates clearly, that the agency's "recipe" for marketing property, is just as effective in upmarket suburbs such as Constantia, as in their traditional Northern Suburbs operating territory. Asked to define the components of the "recipe", Alexander said that they include extensive, expensive exposure with advertisements and advertorials in the property related and regional print media., Additional exposure is on line and in social media and importantly, having the right agent handling the mandate.

The Constantia home being sold is sited high up on Belair Drive and has views that take in the Southern Suburbs and the Hottentots Holland and Helderberg mountains. It also has easy access to large areas of the Table Mountain National Park, both to the north and the south.

The 400m2 house has four levels, most with one or more balconies and is on a 4201m2 plot. It has seven bedrooms, six bathrooms, private and family dining rooms,  recreational living room,  gymnasium,  spare bedroom (or ironing room), staff quarters,  three garages and a large, exceptionally well equipped kitchen with scullery.

Alexander predicted that Grant and one or two other leading Alexander Swart agents would find themselves in demand in the Cape Peninsula's southern suburbs, despite these not being their prime operating areas.
